Hello!
This is a rare and fantastic opportunity for a very affordable sublet in a great Times Square location, but please read this thoroughly! The process involves a formal application and historically moves extremely fast.
🚨 Critical Application Requirements (READ FIRST)
Due to government oversight for this low-income housing building, a full application packet must be completed and submitted to management.
The first applicant to return ALL completed paperwork to me will have their application submitted first. Please gather all requested documentation before reaching out.
💵 Rent, Duration, & Location
• Address: The Times Square, 255 W 43 St, NYC.
• Duration: Early January to mid-late May (exact dates TBD).
• Rent: $816/month (All-Inclusive). This amount is intended to cover the base rent plus all utilities (electric, etc.). While highly unlikely, the subtenant will be responsible for any monthly charges that exceed $816.
✅ Eligibility: Income Verification
Your income must fall within the specific range of $15,000 to $68,040 and must be proven with the following:
• Last year’s tax return
• Last year’s W-2s (if available)
• Last six weeks of pay stubs or proof of payment
📄 Forms You Will Need
The application packet includes forms that require third-party signatures/stamps, so plan ahead!
• Asset Verification: Must be completed, signed, and stamped by your banking institution.
• Employment Verification: To be signed by you and your employer/supervisor.
• Student Status Verification and Affidavit: Required if you are a student.
• Sublet Agreement: To be signed by me (tenant) and you (subtenant).
