This hard to find small Manhattan loft with 12" high ceilings has a timeless classic NY artistic look and feel. The building is a coop with elevators, doormen, great full-time staff, two roofs with impressive NYC views, and bike storage. The apartment has a mezzanine with 2 separate sleeping areas and/or an office/desk area, not bedrooms. This gorgeous apartment has great light, with gigantic antique windows facing West over 4th Avenue, looking at the iconic Grace Church and water towers across the street. Being only on the 4th floor, you can see the sky! Quite a luxury in NYC. Strand bookstore, Whole Foods, Trader Joe's, tons of gyms, cafes, restaurants, all within two or three blocks, as well as great subway communication and walking distance to all the cool neighborhoods, West and East Village, Chelsea, LES, Nolita, everywhere basically you couldn't be more centered. The floors are poured cement. The kitchen has Carrara tiles and a solid thick Calacutta marble countertop. The bathroom is also all marble tiles on the wall, except for the shower floor's limestone beehive tiles. An antique cast iron bathtub is the centerpiece. The upstairs mezzanine area is currently used for sleep, as an office, and as extra storage/closet. One of the areas has a king size bed and the other one a double, and then there's plenty of space for a desk etc. It is barely 6 feet high up there in between beams, so being short would have its benefits in scoring an extra floor for any use! I am 5'5" and my partner is 6'2" and we still love it up there, you learn to tuck your head when you go up to the mezzanine to retire to our cozy cave. This place is fantastic, and one of a kind, the coolest thing for this budget you'll see in the area, but before you contact me, please take into consideration the following things, as I have no time to waste and I'm sure neither have you:
- It's a loft, in the old fashioned sense of it. This building is called the International Tailoring Company Building as that's what is used to be before turned residential in 1980 to 177 lofts. Now there are less units as some have been joined to make some kick-ass large apartment lofts. All that charm and cool looks with oversized windows however, does not permit the best and most energy efficient control of the inner temperature of the place, mostly in winter, the summer is easier. That said, the building is looking for ways to become more energy efficient by finding vendors who will restore them to look the same but control the energy use better, but for now this is what you get!. I had panels placed over the windows which help a little but the company that did it didn't do a great job. Also the building is replacing the AC units in each apartment to a newer more controllable by the tenant system around April. Until then it is central.
- It's a coop, so all their rules apply for good and bad. They have a great security and packages system at the front desk, etc etc, very convenient. However, if you turn this place into party central, you will hear from them. It's really a great building and my neighbors are awesome, so I'm hoping for someone with great common courtesy and respect tactics. The roof can be rented for private events.
- It's available as of January 1st, not earlier, and an extensive board package with financials included and an interview is required before approval.
- I require renter's insurance, it's easy to get and not that expensive, a few bucks a month.
- There's laundry on each floor.
- No parking unless you've lived here for many years.
- I can do a 2 year lease max, unless the coop board changes their mind about allowing renting longer than that. But if you love it in the building, after 2 years you could easily move to another unit since you'd already be approved by the board and that is the hardest thing.
- Cats okay, dogs are not, as per building's rules.
- I can give it to you furnished or not, or half way, I'm flexible.
- I'd prefer a non-smoker, but not a deal-breaker.
