401 Fox Haven Dr.; Aiken, SC 29803 is 1550 sq. ft. and a corner house, single story home that is 2 years old made by Keystone Builder. It comes with brand new appliances including Washer and Dryer, Sprinkler system(rainbird) and gutters around, two car garage, fenced yard and it is one of the last homes built in the neighborhood. It also has a wrap around flower bed…when I moved here, there was none. It has 3 bedrooms and 2 baths plus an office room that is large enough to call a bedroom if you need it without a closet ( 10 ft x 13 ft). You can add a closet if you like. There is now internet and cable(both)…when I moved here 2 years ago, there was none! (most neighbors had to pay satellite for 4 years!) The blinds are very energy efficient lifetime warranty professionally installed(About $3000) not the cheap ones. They were ordered to fit and purchased from Home Depot. Both bedrooms are 11 ft x 11 ft plus closet. Master bedroom is 13x20 ft. The school bus currently stops at my corner if you have kids. The yard is one third acre. When I purchased the home, it had no sod in the back and not fenced(white fence costs more and lasts about 5 years longer than wood fences) plus it has an 8 ft gate on the side for a trailer. I also added the 6 ft x 10 ft new shed ($3000). In the attic, I added some flat boards to walk on for storage but there is a main platform to stand on where the ac sits (about 8 ft x 8 ft). The HOA has an annual fee of $200 annually. I found the bills reasonable so far, especially with energy efficient windows and blinds. There were no kids or pets inside so the walls are still clean.
Aiken has good schools for SC and offers much entertainment like Aiken Maik’in, Music Festivals, local theatre, Home and Garden Shows, Aiken’s Farmers Market, many golf course country clubs and is only 17 miles to Augusta for the Masters Tournament each year. Plus there is Steeplechase in the Fall and Spring for horse racing and other event venues for horses like horse jumping. There is also Carolina Dragway for car racing and it is like a NASCAR event. They also have a lot of Revolutionary War Re-enactments and a lot of history for the area. They are considered a great place to retire with many amenities like Odell Weeks Activity Center and many facilities to place a loved one. If that is not enough, you can go to Augusta(17 miles) and see much more because it is a much bigger city. They are building a new water treatment plant and a brand new hospital and also opened a brand new nursing school here. This home has no chance of flooding because going down Banks Mill Rd goes straight downhill a long road and there are new neighborhoods down there too which have not flooded even during Hurricane Helene. After the hurricane, all the electric power lines are better than ever (rebuilt) in the area. No chance of power outtages. The hurricane did not hit this neighborhood like Augusta and North Augusta areas so the neighborhood was not affected. Our power is underground.
I am looking for a buyer who can either pay cash or can find their own financing and would like to move from your location to here for the great amenities. I closed on this property with a lawyer recommended by my agent at the time when I was the buyer. I found him to be fair and honest since I moved here new to the state. He verified my funds and closed the property and gave me my deed. Since I feel that realtor fees are too high here to sell (About $13000 for my home), I am looking for maybe a non-first time buyer who has bought a home or moved before and is comfortable to bypass the realtors and purchase the home on your own directly from the seller (that way I won’t overcharge you either) just transfer the home to you. I have already checked out the realtors and the reason I am trying to bypass them is they are low balling my comps. There are million dollar homes less than 2 miles away that are aged and old. Trust me, what the locals seem to value, I tend to believe is an unfair estimation of value. Their horse communities are very tight knit and the homes are overpriced in my opinion because many have not done necessary repairs. Also, another neighbor who has a new home also has been sitting for a year. I need to move for a job so I would prefer not to wait a year to sell with a new home and have not listed my home yet. It could be the locals do not have decent financing/credit options. Since I moved here from Texas where home prices are double for this quality and price, I loved placing my investment here and have enjoyed the space and great neighborhood where the neighbors get out to walk each day and drive golf carts around for fun. I feel I have good neighbors and it is a safe community.
