Job Responsibilities:
The Senior Project Construction Manager / (SPCM) is fully responsible for planning, mobilizing executing
and demonizing field operations with a specific emphasis on project cost, schedule performance, safety and
quality compliance, field procurement and monitoring field construction operations for the assigned
projects. The SPCM will work with other construction professionals and will be responsible to oversee
construction and provide final approval of completed construction tasks to ensure construction conforms to
design specification. In addition, SPCM is to understand estimating, what goes into an estimate and how
projects are bid, work with PCM in transitioning and setting up jobs, as well as cross-training and bidding
jobs when required.
1. Project Management 55%
a. Ensure successful completion of all divisions, on time, within budget and at the satisfaction
contract.
b. Responsible for all workflows including RFI’s submittals, transmittals, change orders, LEED and
all required documentation as per contract.
c. Measure project performance using appropriate tools and techniques to monitor the progress of
the project, identify and quantify any variances, perform any required corrective actions, and
communicate to entire project team.
d. Overseeing all aspects of construction site to ensure compliance with NYC DOB and OSHA
Safety regulations.
e. Ensure project completion within budget, schedule and in conformance with specification.
f. Conduct and/or participate in project/client meetings to review project progress.
g. Prepare scopes of work, agreements, and letter of intent for each selected trade.
h. Resolve field-initiated questions with the project superintendent and develop a logistics plan that
allows the contractors to complete their work in a coordinated and efficient manner.
i. Oversee cost projections/change order (develop change orders and manage change order process)
issued to date, anticipate pending costs, schedule update, requisitions review, changes to the
project, and any other issues deemed appropriate.
j. Develop and manage requests for information from conceptual through entire phases of project.
k. Prepares and reviews subcontracts, change orders and contract value engineering claims and
varies requests for payment by subcontractors.
l. Coordinates subcontractor’s activities
m. Responsible for documentation of and distribution of all design changes and field modifications
n. Performs all other position related duties as assigned or requested.
2. Engineering 30%
a. Work with Engineering Manager (EM) and Project Coordinators/Managers (PCM) with
resolution of construction and technical issues in the field
b. Coordinate with Super/CM/PCM regarding progress photos and documents needed to support
construction progress meetings and reports
c. Ensure the design engineering requirements are complied with by reviewing all design
drawings/specifications and making daily field inspections as may be required to support quality
functions
d. Prepares miscellaneous reports for project management providing information required to prepare
the necessary submittals, designs, layouts, etc. involved in the construction of the assigned
project.
e. Obtain necessary permits and coordinates construction activities with city and state inspection
agencies
f. Work closely with management finding and executing solutions for complex construction projects
g. Performs all other position related duties as assigned or requested
3. Cost Estimating 10%
a. Take-off leveling
i. Obtain all necessary information to complete estimate.
ii. Estimate the cost of both labor and materials from site plan and specifications.
iii. Obtain quotes and develop relationships with vendors/suppliers.
iv. Research material pricing within region, tri-state area.
b. Reconcile current project estimate comparisons with previous performance to market benchmark data.
c. Participate in developing project-bidding strategy with the project team; and
d. Other duties as assigned

construction meeting and activities, and all other coordination aspects to start up a job
4. Special Projects 5%
a. Special projects as they arise
b. Assist Management with special projects
The ideal candidate will have ten (10) years of General Contracting/Construction experience
running small-to-Large sized jobs ($1MM to $35MM) and the ability to bring business with
him/her. This position will be responsible for preparing and managing all aspects of construction
projects, decommissioning projects of all types, and involve managing other trades and
