*We are located on the 2nd floor of a walk-up with no units below us (no elevators)
*Laundry (1 washer / 1 dryer) in building (basement floor)
*We’re located right above the open courtyard of a bar, so it can be a little loud at times - if you have trouble with noise, just something to consider
*Rooftop access (located on the “sixth floor” of the walkup)
*You would be joining the current lease running through August 31, 2026, and then we will have the option to renew for another year
*Room is available for move-in December 1 (some flexibility to move in earlier if needed)
Cost:
*Monthly rent: $1,801 (you will need to provide proof of income that you make at least 40x the rent / $72,040 a year)
*Security deposit: $1,801
*Monthly utilities: internet (Spectrum 1Gbps plan - $30 per person), electric (ConEd - roughly $50 to $60 per person), and gas (National Grid - roughly $60 to $70 per person)

*This is the larger of the 2 bedrooms
*3 full-size windows, regular closet
*Current tenant’s set-up is: a full-size bed (with pull-out storage underneath), a nightstand, a desk, a large horizontal dresser, and a window A/C unit - option to keep or get rid of any of these items if you would prefer that the room come slightly furnished

*I’ve lived in shared housing for over 10 years at this point and have had great experiences in all of them - the departing roommate and I met randomly on a Facebook housing group and lived joyously together for 2.5 years, and the only reason she’s leaving is to move in with her partner (the ultimate betrayal)
