In search of a reliable building Porter for 6 building (total of 63 units) across Brooklyn, NY.
Responsibilities:
1) Remove trash from all designated areas twice per week.
2) Conduct weekly cleaning of common areas, including sweeping, mopping, surface wiping, and glass cleaning of first-story accessible doors and windows.
3) Ensure proper handling and disposal of waste in compliance with local regulations.
4) Report any maintenance issues or concerns to management promptly.
General Maintenance Tasks:
1) Perform weekly cleaning and upkeep of common areas, such as hallways, stairwells, and the building lobby.
2) Conduct monthly inspections of building facilities, including heating, plumbing, and electrical systems, to ensure proper function and safety.
3) Respond to tenant maintenance requests in a timely manner, addressing minor repairs and troubleshooting as needed.
4) Coordinate with third-party contractors for major repairs or maintenance projects
5) Respond promptly to emergency situations, such as water leaks, fire hazards, or security concerns.
6) Ensure all safety equipment (fire extinguishers, emergency lights, etc.) remains operational and up to date.
Superintendent/Handyman Opportunities:
Additional compensation in addition to porter pay for the following tasks.
Tasks may include:
- Minor plumbing repairs (e.g., unclogging toilets, snaking drains).
- Electrical troubleshooting and light fixture installation.
- Painting and wall patching.
- Repairing cabinet doors and other kitchen/bathroom fixtures.
- Lock changes and rekeying units.
- Move-in/move-out turnovers.
- Demolition
- Trash/unit cleanouts
- Any other tasks which you feel capable of and are needed
There is unit at one of the buildings that can be offered. It is Rent Stabilized and can be negotiated as part of your compensation. This is a 1099 position and you will communication / report directly to management.
